My brother is looking to sell his 40 acres about four miles outside of Newcastle. It's a great property with some beautiful views and comes with a barn already on the property. The barn isn't in the greatest condition but we've fixed it up a fair bit and it's structurally sound. It's already got phone/power on the property and there's an existing cement cistern that would be great for livestock. The main part of the property is almost an open prairie surrounded by hills and trees.
His asking price is $155,000.

Ewwwwww! The place is infested with those darn hay burner's ;) As an uninterested observer, who has visited, it's GORGEOUS out there. And it is quite the sturdy barn. Too bad, we already got our place.

Legal easement of roughly 1/3 mile from the main road. Power and phone are already on the property, the only thing missing would be water. You could have the spring at the back of the property drilled and possibly get water that way, get a tap from the water district which would be expensive, or just haul your own water.

I think you just made that property a whole lot more desireable with that short paragraph.

Not sold yet to my knowledge, I am friends with the owner. It is off of Salt Creek which is off of Hwy 16 heading East out of Newcastle.

This is a beautiful property. Too bad I just went through a harrowing house-building experience with my partner. I'm not willing to do that again.

Wayne, somebody told me the property has been withdrawn from sale - but I can't remember who told me that. Can you check with Thomas?

The owner told me himself that the property is now "off the market."

Is there any nearby state game land or BLM land?
The federal Elk Mountain game preserve is just about 8 miles south of Newcastle and around three miles east of old highway 18, just across the South Dakota state line. I'm not certain where the property described is located around Newcastle, but there's no shortage of pretty scenery and good hunting anywhere in the Black Hills region.

Wow, sure is gorgeous property up there. Hopefully land values don't continue to climb before I can find a job and move up there. I really liked this part of the ad for some reason.

You mean, no one is out forcing anyone to take care of it and it just gets done on a mutual voluntary basis? Sounds like anarchy! Hurry, call the government and get someone out there to rob them to force them to take care of the roads.

I used to have a house on a piece of property like that. The people who lived there were farmers, ranchers, Mechanics and trades people.
Everyone owned a tractor of sometype and scraped or repaired the road every time they went up or down it. The trouble started when a rancher up the road subdivided his property and sold off 10 acre lots. The people who bought these lots were mainly retiring city people from California or New england. The complaints started almost at once about the dust from the road and the damage the road was causing their cars and farmer so and so repaired the road and caused a scrach on their new Escalade and they wanted to sue. Then no one wanted to be involved in repairing the road. it went to hell. The the newcomers complained even more. More threats about law suits, more payoffs to the county politicians. Taxes and levies came next and county people from a place called Nuisance Control showed up.
It became a horrible place to live. So I sold and moved too.

Most city folk just don't get it. They move to the country thinking it's some kind of daisy infested utopia complete with bambi and no varmints or bugs. They are the complainers about livestock odors, cowpies in the road, sound of gunshots (oh my!), lack of timely plowing, etc ad nauseum. They also drive in the middle of the road and don't understand that driving on narrow country roads requires driving the edge. I can't count the number of times I've put my truck off the road or in the ditch to avoid these ijits. Most typically raise heck for a year or three and move back to town so they can be close to all their fancypants amenities that they can't do without. Good!

Maybe this where CC&R's could be put to good use. Have a REQUIREMENT that each property owner do some number of items from a checklist, which might include things like:
* Own three or more rifles, or five firearms of any kind,
* Raise and slaughter at least fifty pounds of livestock per year,
* Hunt and slaughter one large game animal per year,
* Maintain rifleman proficiency,
* Own a bona-fide tractor or skid-steer loader,
* Maintain the road,
* Plow or remove the snow,
* Grow more than five hundred pounds of produce per year,
* Keep one or more "parts" vehicles on blocks in view of the house but not the street or neighbors
(anyone who does not mind looking at his own inoperable vehicle every day is probably not a city turd),
* Allow someone else to hunt on his land.
Penalties for failure to comply with the neighborhood standards might include financial penalties or eviction. Exceptions could be made with unanimous agreement of every neighbor within one mile.
Well, it's fun to think about it anyway. :)

That is a great start AND exactly how it will go down...each cooperative unit (from two individuals up to town/county size) will create their own Articles of Incorporation which will specify responsibilities and duties as you did...the kicker comes from VOLUNTARILY being able to join OR not OR walk away taking only what you brought.
The battered spouse version of "Freedom" we live under today just doesn't work does it... :-\
