Hi All.

Newbie to most parts of WY, but looking to move in the very near future!

I just discovered this forum this afternoon, and joined right away.  I really need to know more about your beautiful state!

First let me tell you a bit about myself.  I am a 60 year old man, with an 18 year old son.  I will be selling out my business in the next couple of months, and can?t wait to get out of the state I?m in (just too darn crowded, and altogether to liberal for me).  I would like to buy a home with between 40-60 acres, (or build if necessary). 

One of my prime considerations, is that it have trees, and grass.  I want someplace where I can watch the Deer and Turkeys on my own property, and if I decide to go out back to shoot my bow, the neighbors won?t be alarmed.  Water is always a major concern, so an existing well would be nice!.  Although I would prefer to be hooked up to power, Solar is certainly not out of the question. 

Being a bowhunter, I don?t do a lot of powder burning anymore, but certainly wouldn?t mind going to a shoot once in a while to see if I still remember which end to point at the target. 

I plan on retiring, so work isn?t a consideration, and that gives me the latitude to buy in somewhat more isolated areas.  Hopefully, I can find a place that is close to a good stream to fish, and has great hunting without driving 500 miles. 

My son is interested in joining a particular WY Air National Guard unit, (a friend of his joined a couple of years ago, and speaks very highly of it).  Seems they offer and unusual education package to one who lives in WY.

I have been looking in the Crook & Weston counties along the Black Hills edges, and although I come close to seeing what I?m looking for, just can?t quite seem to find it.  I have been looking at the http://www.eranches.net/ website for the most part, and have been unable to find another realtor for the area that has property listed on the web.  Any suggestions here would be a big help

Personally, I would much rather buy in a conservative area, as I think I would feel much more inclined to socialize (without causing too many bumps in the road).

It would be my intention to buy outright (no testing the waters, just jump right in).

If there are other areas that are priced similarly, with the same type of typography, I would very much like to know about them.

There are plenty of places in Wyoming with trees and grass. If you can live remotely, the price for such land goes way down, as you only compete against vacation homes buyers, not primary home buyers. Jared has some Crook County pics you can find using search on this forum. Certainly not all of Crook (or any other county) looks that great, but you can probably find what you need for around two to four thousand per acre in a 40 acre parcel. Crook has plenty of wild turkeys, deer and antelope. Hunting lodges abound. Stream fishing seems better near the Big Horns or Jackson, but Crook County's Keyhole Reservoir has some monster bass.

You can also search this forum for "real estate" and find sites besides eranches.net. FSW's fourth annual jamboree is June 22-24, 2007; you might want to come check out your potential neighbors.

Wow! Do I have what you want!
My wife and I just bought 48 acres in Crook County two weeks ago.
Timber out the kazoo! Turkeys all over. Saw deer on the property. They say there's elk too. Saw a golden eagle on the property. There's even a creek running thru it.

Check these guys out in Sundance:

Look at the Lytle Creek Ranches. There are NO covenants at all on this land. What they don't say on the site is that the seller will sell smaller areas out of the bigger areas at your request, within reason of course. 35 acres minimum is required by WY state law unless the seller wants to create a subdivision.
Ask for Jeb, and tell them Mac sent you. No need to mention the FSW unless it comes up. Jeb knows I'm on line a lot with people all over the country. BTW, don't bother emailing any agents in WY. They usually don't respond. A nice friendly phone call goes over a lot better.

Mama Liberty & Mac:  This forum is a bit different from those that I am used to.  As of yet, I have been unable to locate the PM method to contact you.  As soon as I find the correct way, I will be dropping you both a line. 

It is always difficult trying to find the right property when you are located 1500+ miles away.  Hopefully, I will be able to pin down a few choice locations, take the time to fly (or drive) back there and buy the home, or land that most appeals to me. 

Being able to first track down the prime locations is the difficult part.

Howdy Richard , I'm  glad you found us !  As you can already see there are lots of good folks here, ready to help. Let us know when you plan a trip to Wyoming and I am sure you will find ,also, invitations to visit.  Jared is one of our members in Wyoming, he will probobly say hi to ya soon.

Hello:

A few folks have asked about me, so here is a quick and easy summation of my way of thinking & philosophy.  I?m sure most of you can see why I think WY would be a perfect place for me to retire to.

NOTE -- Born in 1943 in Los Angeles, Calif. 

First 13 years of my life growing up in Madill, OK (a very small ranching / farming community).  I grew up with Cowboys, Wranglers, old Gold Miners, and Indians. 

When most kids wanted to be firemen or policemen, I just wanted to be a cowboy.  So I know something about cowboys.  That term has taken on a pejorative nature recently.  If you're a "cowboy" you're off the range and untrustworthy, might do anything.  But the real cowboy ethic was THE most trustworthy. 

The cowboys I grew up with could be counted on to stand up for what was right.  And there was little question in their thoughts about what was right and what was wrong.

 I'm going on 64 now, so maybe I lived in the best of times.  But it wouldn't be too hard to get back to adults who believe in defending what is right and standing against what is wrong; from child molesters, to illegal border crossers, to those who threaten to kill  us. 

You don't bother to try and talk them out of it.  That will get you wounded or dead.  You just take them out.  That's one of the reasons I joined the Military  in 1963.  And, how I was trained went right along with my cowboy ethics -- go all out, or don't bother going.  No pussyfooting around. 

It's the cowboy way.

Too bad most politicians just can't seem to get it right!

If you would check out Crook County I think you will find your home.  The turkeys are thick and the deer plentiful along with streams and trees and grass.  The people interested in liberty are thick.  As you drive through the country side you will see the turkeys running around....  :)
