it does have a lot of irrigation and water rights back to 1880 - 20 acres are already in Hay producing aprox. 800 sm bales a year

And I agree - Hay will be better than an American Express card soon :>)

finally ,,, we WANT TO BE off the beaten path as this is in case TSHTF place for us 4 families

Just kind of wondering how the trip went.  I have never actually visited Burlington.  I have been by on the 'big' highway quite a few times but never got off the main drag.  Too big a hurry......

Burlington is/was a very clean nice agricultural town

the small ranch is ideal as a preparedness retreat and we would have loved to gone forward with it save the other families getting )as mentioned before) cold feet

the property does need a lot of cleaning but the infrastructure is all there

alas ....

oh, and it was very cool to have 1/2 mile of the Greybull river flowing through it :>)

Welcome!!  This is sewing dove up in riverton--close to Lander.  The area up in the north basin is awful close to Billings--only 1 hr or so--and very wide open for travelers.  I of course am partial to this wind river area, thinking 1) its going to much more isolated when all h--l breaks loose, and 2) much easier to cut off contact with the suburban folk, and 3)  has been kind of a banana belt this winter.  But might try checking with realtys around the state.  We are also military people, DH, BIL X2 all are vets, and we have a GREAT VA clinic here.  We have gotten the best care imaginable from them.  Remember that Wy has a $200 property tax discount for all vets each yr.  Many small towns here that have good schools, real old timey types.  And along with Big Ugly would love to offer hospitality if you are around.  I'm a hospice nurse and DH is disabled.  Have fun shopping around our state!!

The farthermost northern end is an hour away form Billings and Big Horn county is huge. Burlington is one of those places you would never find unless you were looking for it (or possibly made a wrong turn at Emblem). Not a bad place at all.

As far trouble from Billings, etc---I wouldn't worry about that one bit.

Hello Beth,

I don't post as often as I did prior to the move to WY.  We(me, husband, son, daughter, daughter, daughter, daughter, daugther, horse, horse, dog, dog, cat and cat ) are located centrally in the state.  Our home is always welcome to new FSW'ers for a home cooked meal.  I am also medically trained(RN) and homeschool.  I wish you great success and hope that all can relocate.  As we sprinkle the state with like minded we help pave the way for others.

I am a local to the area near Burlington and have several friends and relatives in the area.  Burlington is a nice place to live.  It is the best of country living.  If you want to garden, raise crops, raise animals, and have some of the best weather in Wyoming then this is the place.  The Big Horn Basin is one of the best places for agriculture in Wyoming.  Also this area has probably the least amount of wind anywhere in Wyoming, which is saying a lot.  The closer you get to Cody the worse the wind.  My picks for living would also be Worland, Tensleep, or any of the small towns on the east side of the Bighorn basin.
The only downside to living in Burlington is shopping.  The people that live there travel to Powell, Greybull, or Cody for the groceries and to Billings for the big stuff.  Billings is nice to have close by for that reason, not to mention they have no sales tax.  Also there is a VA clinic in Powell.  If you have any more questions about the area, PM me.

Beth here - sorry for the delay getting back to all of you but we came home to find that a promised back-pay disability check did not come and in fact the Gov't pretty much as told us it'd be a year to collect on it

argh!

anyway, we have called in the lawyers and are fighting it hard

all this goes to say that we will be delayed in buying in WY ... but delayed NOT derailed!

we're already hard at work on plan B and welcome all of your insights and continued encouragements

I'm assuming you're still looking at the Newcastle area, which will also be the site of our Summer festivities. that might make a good substitute for the earlier plans squelched by your delay.
