County ratings

Is there a breakdown of the counties by expenses? property taxes power costs etc

The multi billionaires chased the millionaires out of 23 county. Dick Cheney lives there. 5 county has become the new de-facto San Francisco east. 2 county is so full of FEDGOVCO types you may not feel comfortable there. 10 county has some BITCHEN mountains and the fishing/hunting is world class. 17 county has a lot of $$$ and jobs, no entertainment. 18 county has some great land deals and scenery still and some of the most friendly wonderful humans on the planet ~W~ ;) 7 county probably has the best farming in the state, great fishing too ::) Just depends on what ya want.

Next time you're in Worland... take a drive past the courthouse. There's a wooden indian out front.

Back around 1978 or 79, a young guy from Eastern Europe came to town and carved that as a donation to the state of Wyoming.

As I recall, he was travelling to every state, carving the likeness of a famous indian of that area. The indian in Worland represents of course, Chief Washakie.

This has nothing to do with county ratings, but I thought it might be of some passing interest.

BTW, these county numbers are the same as the ones on our license plates, so you can tell approximately where someone lives in the state according to their number. I think at one time they were ranked by population with Natrona being most populated and Sublette being the least.

And remember, Wyoming is the LEAST populated of any state (also last alphabetically). So imagine being in the 18th ranked county (Crook) in the least populated state. No wonder my nearest neighbor is 3 miles away!

County 13--Converse

Average home cost $170,000
Property taxes on home $1200-1400/yr
Electricity for 1800 Sq home with base board heaters as primary heat source: Winter $225, Summer $90

For Newcastle, county #21

Don't know the "average" cost for a home, but mine was about 100k (Log home on about 5 acres, outside city limits.)

Property tax is about $700.

1700 sq. ft, mixed heating with pellet stove (about 4 hours a day average, 6 if subzero temps) and electric radiator type space heaters otherwise. Elect cost this year went up. Last year, average winter bill was $60. and summer $40 with one small A/C unit in office. This winter started ok, but Jan and Feb. bills went up to $90 some, though we did have some serious cold in December and January. We were notified of a rate increase last fall.

Cheyenne, for those who want/need some urban amenities and don't mind sharing a town with an Air Force Base:

Single-Family 4br home in a subdivision: $150k to $225k depending on neighborhood.
Roughly same-size home on 2.5-5 acres outside of town, about $200-250k last I checked.
Property tax works out to about 75 mils (0.75%), I paid about $1200 last year.
Sales tax is 6 percent, highest in state.
Power bill (gas + electric) $100 in summer to $250 in winter.

Cheyenne has four supermarkets (2 Safeways, 1 King Sooper and 1 Albertson's), Target, K-Mart, Walmart, a Home Depot, a Lowe's, a Michael's, a Barnes & Noble, 3 Starbucks, a shopping mall with about 50 shops, 2 first-run movie theatres and 1 "bargain" theatre, a small commercial airport, about 25 restaurants (not including fast food), a dozen liquor stores including a "Supermarket Liquors" where the prices are very competitive, an ice-skating rink, rodeo grounds, a year-round indoor swimming pool, a lake you can swim in 4 months out of the year, a reasonably good public library, two hospitals, a walk-in clinic, about 40 doctors (not working out of the hospitals) and 20 dentists, a small live-performance theatre, a really nifty little used-book store, three museums, a sports park (baseball diamonds and soccer set-ups), a golf course, and two gun stores (plus a half-dozen pawn shops that also sell guns).

Fort Collins, Colorado, which has even more amenities, is 50 miles down Interstate 25.

If you're used to living in a city, Cheyenne has a small-town feel. If you're used to living in a smaller town, Cheyenne is a big stinky city. (There is an oil refinery on the southeast end of town, but fortunately the wind usually blows from the west and north.) It's all a matter of perspective.

Rozet (East of Gillette) has a post office, a grade school, and two bars (one with exotic dancers).  House on 5 acres $200k+.  Property tax $500 on my place (5 acres, house, 30x36 garage) power/heat cost average $100 year round (budget plan).  I have forced air electric and a small propane stove.

Unemployment rate is still pretty low, but with the reduction in oil and natural gas prices, a lot of oilfield related layoffs.

And as mentioned above, not much in the way of entertainment. 

In the unincorporated county the only building permits needed is for electric and plumbing/sewer.  Of course you need to comply with zoning rules, but as far as building a deck or a garage, you just need to comply with national building standards, but don't need permits or inspections.

Where do you get all this stuff? As far as I know, in Weston county anyway, only the septic system has to have a permit or inspection per STATE law. There are NO zoning or building standards or permits of any kind otherwise.

I don't think it's state law just county/city.  I'm just going by what the Campbell County building dept told me when I built my garage last year.

I'm sure it varies by county. Weston and Crook are free from any county zoning and inspections and permits. Don't know about the rest.

Campbell may be different. I attended a meeting in Sundance last year with a "planner" from Gillette who was so very proud of her 200 page "land use" regulation.

As ML correctly stated, the STATE controls wells and septic systems even in counties that don't have any other requirement. According to the WY State Constitution, the state owns ALL water, whether surface or ground. I needed a permit from the state to drill the well and build the septic system here. Nothing else. And those were simple, cheap, and quickly approved.
