My wife is interested in selling her guest ranch (dude ranch, whatever you want to call it):

IIRC, she is asking around $1.8 million. A large log home nearby is also available, for something around $500k I think (the summer rentals pay the mortgage). Actually, both the homes shown on the web site are for sale.

It's not completely outside the range of possibility that she'd take on a partner, rather than selling. Really has to be a "horse person" though.

have you all considered setting up this beautiful property as a 'retreat' for several families like minded parties to invest in?

seems to me, based on our land search, that there might be some demand for that

considering your insightful posts I suspect you have thought of that & discarded it but figured I'd mention it
