WTS - Rental of RV/Other storage space

I have been persuaded, by a person who will remain nameless, to make the following offering.

We have some land in north central Wyoming. We will rent out to each individual, 1/4 acre of this land, for storage of anything that won't get us in trouble. Things like cars, trucks, RVs, boats and storage containers come to mind. The price is $120/month for short term storage or $100/month for a 1 year contract, paid in advance. If you want a storage container but don't have one, we can get a 40 foot container and rent it to you for $200/month additional (not sure about the mechanics of that, at the moment - it is just something we imagine we can do).

Security? Not much at the moment, but we are working on it. Good neighbors live nearby, that's a start. We can put some surveillance together too, I suppose. It is off the beaten track.

Usage of this land for camping, beyond say, one week per year, is probably not going to happen unless we like you very much. There are no facilities. One could pee in the bushes; that is permitted.  :)  The point is storage, not camping.

If this makes sense and you are interested, PM me. I'm rather doubtful, but willing to be surprised. At this point I cannot guarantee this offering. I am trying to see if there is any interest. If the level of interest is too low, then it is not worth pursuing.

Not to put a damper on, but that's pretty steep $$ for unsecured outside storage.  I've actually been looking at storage in MT or WY and indoor/out of the weather secured storage for ~similar amounts are available.

Adjust the price and you might get some bites?  However, personally, I won't store iota one in a place that is not secured by property owner presence (especially if outside in the weather) or a secured indoor storage business.

Well, that's what I thought too. But what do I know? I was just following this other nameless person's suggestion. If the market won't support it, then that tells me what I need to know.

FYI...200 ft2 of secure inside storage in the north central Wyo neighborhood is less than $80 FRN's per month...true, not a lot of room but enough when it's stacked +8ft tall.

Paul, you have an excellent idea here.  I'd work it like a cheap hooker.  :P

You are offering a lot of space, for the price which is awesome, but most folks may only need to park an RV or put in a storage container.

Make the spaces smaller, and price accordingly.  you'll make more in quantities rather than quality if you know what I mean.

You gotta find that magic number.  $100 for outside inside gated secured storage is what slots go for round these parts, with smaller car sized spaces inside going for $60.

set up a structured fee schedule.  if some guy wants to drop off his RV or a 20ft ISO conex container or maybe a 40ft, then charge him something closer to $35 a month. 

If you add security or gates or something then maybe charge more.

You could also charge a onetime "set-up" fee to cover infrastructure issues.  maybe $50 or something.

you have a really good idea there, but for that money I'd just go to a standard storage area closer to home or something.
